Timnath approves 234 homes in Wildwing

Wildwing can expect 234 new homes after Timnath Town Council voted unanimously Tuesday on an updated sketch plan for the project.

Wildwing developers removed 11 lots from the plan after Timnath Town Council tabled the project April 28. The changes weren't enough to pacify several Wildwing residents who voiced concerns about density and a "bait-and-switch" by WW Development — an affiliate of The Hartford Companies.

Wildwing has 108 homes already platted in the first phase of the 282-acre subdivision southwest of the intersection of East Prospect Road and Weld County Road 13, just east of Timnath Reservoir.

"We appreciate the lower density that you took into consideration, but to be honest with you that was not our end goal," Wildwing resident Cory Kozisek told Timnath Town Council. "Our end goal was to make the plan how it was presented to us."

Kozisek said 18 other residents from the community shared his sentiments.

In 2006, the original Wildwing developers presented a plan showing 64 lots within 58.4 acres included in phase two of the project and 95 lots within 42.9 acres in phase three. That plan was never realized partly due to the development falling into bankruptcy during the Great Recession.

In 2012, WW Development manager Gary Hoover purchased the failed housing development. Hoover's company was approved Tuesday to develop 100 lots within phase two and 106 lots in phase three — 47 more single-family lots than originally slated in 2006.

WW Development is also proposing to convert 10 single-family home lots in phase one to 28 patio lots.

Due to the rising cost of developing lots the 2006 plan is no longer "economically viable," Hoover said. "The reality is if we have to do big lots in here, it sits as a field. The pool doesn't get built and it sits as field until economics drastically change."
